Start with the community, then the house

Forest Highlands is a private, member-owned, gated golf community in Flagstaff at about 7,000 feet. It is about 151 miles from Phoenix Sky Harbor (roughly 2 hours 15 minutes via I-17) and about 251 miles from Las Vegas (roughly 3 hours 38 minutes). The club itself publishes 2 hours from Phoenix and 3.5 hours from Las Vegas. That drive is the lifestyle: summer highs in the 70s and low 80s while Phoenix Sky Harbor averages 104.2°F in June and 106.5°F in July (NOAA 1991–2020).

What first-time Flagstaff buyers miss

Snow, trees, and a short golf season change the house you want. A large west-facing patio that looks perfect in a June photo can be a different product in January. Lock-and-leave systems, a reliable local caretaker, and a roof that can handle snow load matter more here than in north Scottsdale.

Rental rules are set by the association and should be verified in writing if income is part of your plan. Forest Highlands uses a guest-card system for club access; it is not a hotel community. If short-term rental income is the investment thesis, this may not be the right gate.
