Two courses, two kinds of frontage
Forest Highlands is the only Flagstaff gated golf community with two championship courses. The Canyon Course is a Tom Weiskopf and Jay Morrish design, par 71, 7,001 yards, ranked #2 among all Arizona courses by Golf Digest (2025–26) and #4 among Arizona private courses by Golfweek (2025). The Meadow Course is Tom Weiskopf, par 72, 7,340 yards, ranked #11 in Arizona by Golf Digest.
A “golf course home” here can mean a Canyon fairway lot, a Meadow lot, a home that looks onto a tee or green, or a house that is merely a short cart ride from the clubhouse. Those are not the same product. Ask which hole, which side of the hole, and whether you hear carts or see landing zones from the patio.
What buyers trade for the view
Course-side homes photograph well and attract second-home buyers who want the Flagstaff golf season — first weekend of May through the last weekend of October. They can also mean less privacy, more stray-ball risk, and evening light that depends on hole orientation. Wooded lots deeper in the 1,110-acre community trade that drama for quieter outdoor space and closer access to the private trail network.
Because the community is sold out, you are not choosing a new-construction golf-cottage package. You are choosing a specific resale: architecture, roof age, outdoor living, and whether the previous owner already priced the golf premium into a private launch.
How to shop a course-side listing
Walk the hole, not just the great room. Confirm HOA and club rules for nets, landscaping, and exterior lighting. Compare recent closed sales on the same course rather than blending Canyon and Meadow comps. The market report on this site lists ARMLS closed sales inside the community so you can see how golf-frontage homes actually traded, not how portals guessed.
If you are deciding between Forest Highlands and Pine Canyon, remember Pine Canyon has one Jay Morrish course (19 holes including an island-green 19th) and optional membership. Flagstaff Ranch has one Jerry Pate course. Forest Highlands is the only option if two private courses are the point of the purchase.
