How pricing usually reads

The twelve months of ARMLS closed sales ending August 2026 posted a $2.24 million median sale price inside Forest Highlands. That is a community median, not a list-price promise. Individual homes spread widely by lot type, golf frontage, condition, and whether the seller already completed a private launch before going public.

Most Flagstaff gated-golf shopping still clusters between about $1.2 million and $2.5 million when you include Pine Canyon and Flagstaff Ranch. Forest Highlands sits at the top of that set because it is member-owned, sold out, and has two championship courses rather than one.

Membership is attached to the house

Every Forest Highlands owner is a club member. Plan on $124,250 to join with an existing home: a $115,750 New Owner Capital Contribution, a $3,000 membership transfer fee, and a $5,500 utility transfer fee where the lot has a home. Monthly dues were $1,525 in 2026 and cover HOA plus full club membership. Utilities and a $27-per-round cart fee bill separately.

That structure is different from Pine Canyon, where club membership is optional, and closer to Flagstaff Ranch, which requires a Resident Golf or Resident Social membership. Budget the contribution and dues next to the mortgage, not as an afterthought.

How to search without wasting a weekend

Start on the live home search, then filter by price, beds, and square footage. Ask the team about private or upcoming inventory that is not yet in the public IDX feed. Seasonality matters: golf runs from the first weekend of May through the last weekend of October, and many Phoenix and Scottsdale buyers tour in late spring and early summer when Flagstaff highs stay in the 70s and low 80s.

When you compare two addresses, look at course side versus wooded lot, guest-suite layout, and whether the home was positioned for a private launch. Those details move price more than a portal’s “similar homes” carousel.
