The market report on this site injects those community-scoped closed sales — the same feed that powers the live home search — so buyers and sellers see actual transactions.
The twelve months ending August 2026 showed a $2.24 million median sale price. Median is the middle closing, not the average of the most expensive golf estates. A cabin can close well below it; a large Canyon-front home can close well above it.
What to look at besides the sale price
Days on market, original list versus final price, lot type, and whether the home had a private launch all change the story. A quick sale at the ask on a Meadow lot does not price a tired cabin. A long DOM on a trophy home can be a condition or access issue, not a community-wide slump.
Citywide Flagstaff numbers dilute this. Forest Highlands, Pine Canyon, and Flagstaff Ranch are three different gates with three different membership models. Mixing them into one “Flagstaff luxury” average hides the premium buyers pay for two Weiskopf courses and a sold-out, member-owned club.
