Price against homes that actually sold inside the gates
Forest Highlands is a small, high-price resale market. The useful comps are recent ARMLS closed sales in this community, not Flagstaff citywide averages and not list prices still sitting on a portal. The twelve-month median closed sale through August 2026 was $2.24 million. Your house may sit well above or below that number depending on course frontage, condition, and lot.
Request a valuation that uses those gated sales, then walk the comparable properties. A Canyon-front custom home and a wooded cabin are not the same listing even when they share a subdivision name.
Private launch before the public MLS
Many Forest Highlands sellers do better with a short private launch: photography, a targeted buyer list (Phoenix, Scottsdale, and existing members), and a clean first impression before the listing is broadcast. Once a high-end address goes stale on the public feed, the discount is public too.
The public listing still matters. Second-home buyers start on Google and the MLS. The job of the private window is to find the buyer who already knows the club, not to hide the home forever.
Timing and presentation
Golf season runs from early May through late October. Late spring photography shows the pines, the courses, and usable patios. Winter listings can work for a motivated sale, but they ask Valley buyers to imagine a season they cannot stand in. Roof, trees, paint, and guest-suite function should be handled before the camera arrives.
Marketing should say Forest Highlands, Flagstaff, and the lot type in plain language. “Luxury mountain estate” without the community name does not help a Phoenix buyer who is comparing this gate to Pine Canyon.
